Valuación de predios con fines de servidumbre para la concesión del sistema de gas natural por red de ductos en la comunidad campesina San Martín de Sechura – región Piura

Abstract

Este estudio se ha elaborado con la finalidad de aplicar la metodología del reglamento nacional de tasaciones para la valuación de predios con fines de servidumbre para la concesión del sistema de gas natural por red de ductos en la comunidad Campesina San Martin de Sechura – Región Piura. Donde el problema enunciado en la investigación ha sido: ¿Cuál es el valor de servidumbre e indemnización por daños en los terrenos de la Comunidad Campesina San Martin de Sechura que están dentro del área de interés de la concesión del sistema de gas natural por red de ductos? Y como hipótesis: La valuación de predios con fines de servidumbre para la concesión del sistema de gas natural por red de ductos nos determinara el precio justo por el uso de la servidumbre en la Comunidad Campesina San Martin de Sechura. Así mismo objetivos específicos se formularon: Efectuar el levantamiento topográfico y catastral de las áreas afectadas, desarrollar la metodología del llenado de las fichas de campo, generar los documentos técnicos de ingeniería como memorias descriptivas, planos topográficos e identificación de afectados titulares y generar el informe de valuación con su respectivo análisis del estudio de mercado para el sistema de gas natural por red de ductos en los predios afectados por el área de interés. Esta población está conformada por: Distrito de Sechura y su muestra Comunidad Campesina San Martin de Sechura. El diseño para esta investigación es descriptivo – exploratorio. Sobre técnicas e instrumentos de recolección de datos se realizó la observación y recojo de datos en campo. Concluyendo que así el valor justo por el uso de servidumbre con un valor de Cuatrocientos sesenta mil ciento cinco con sesenta y tres céntimos.

In the same way we were formulated specific objectives: Carry out the topographic and cadastral survey of the affected areas, develop the methodology of filling the field sheets, generate engineering technical documents as descriptive reports, drawings topographic and identification of affected holders and generate the valuation report with its respective analysis of the market study for the natural gas system by pipeline network in the properties affected by the area of interest. This population is formed by: District of Sechura and its sample San Martin Peasant Community of Sechura. The design for this research is descriptive – exploratory, On data collection techniques and instruments was performed the observation and collection of data in the field. Concluding that thus the fair value for the use of servitude with a value of Four hundred and sixty thousand one hundred and five with sixty-three cents.
