Propuesta de mejora de los tiempos y costos en la etapa de Planificación de un Edificio Multifamiliar en la ciudad de Lima

Abstract

El presente proyecto tiene como objetivo la aplicación de la herramienta de gestión de proyectos para optimizar el tiempo y costo de un edificio multifamiliar de la cuidad de Lima, basándose fundamentalmente en la Guía de los Fundamentos de la Dirección de Proyectos (PMBOK). Esta metodología que se aplicara en este proyecto es de tipo cuantitativa y descriptiva, el diseño de investigación es no experimental, transversal y descriptivo. Para la realización de la herramienta se utilizó como primer medio el cuestionario estructurado que consta de preguntas cerradas hacia el gerente de proyecto ,donde se puede identificar un sobrecosto de 4.70 por ciento del costo directo que tiene la obra donde al aplicarse las herramienta de gestión se pudo reducir el costo del presupuesto en un 17% como se refiere en las tablas mencionadas anteriormente y para el tiempo en la etapa de planificación se optimizó en un 24%, concluyendo que las herramientas utilizadas en la planificación del proyecto tiene un efecto positivo aplicándose la guía PMBOK Finalmente, se puede concluir que se pueden optimizar los costos de construcción en la etapa de planificación; pero no podrá mejorar en control más sin embargo se identifica un plan de gestión

The objective of this project is the application of the project management tool to optimize the time and cost of a multi-family building in the city of Lima, based mainly on the Project Management Fundamentals Guide (PMBOK). This methodology that will be applied in this project is quantitative and descriptive, the research design is non-experimental, cross-sectional and descriptive. For the realization of the tool, the structured questionnaire consisting of closed questions to the project manager was used as the first means, where an extra cost of 4.70 percent of the direct cost of the work can be identified where, when the management tools are applied, was able to reduce the cost of the budget by 17% as referred to in the tables mentioned above and for the time in the planning stage it was optimized by 24%, concluding that the tools used in the planning of the project have a positive effect applying the PMBOK guide Finally, it can be concluded that construction costs can be optimized in the planning stage; but it will not be able to improve in control more, however a management plan is identified
