Plan de gestión de alcance, tiempo, costos y adquisiciones de la habilitación urbana el gran sol en la provincia de Trujillo

Abstract

El desarrollo del presente proyecto tesis consiste en la elaboración de una propuesta de planeamiento de la Gestión de alcance, tiempo, costos y adquisiciones haciendo uso del PMBOK, para una Habilitación Urbana, proyecto inmobiliario localizado en la provincia de Trujillo, ubicación con frente principal hacia la Av. Mansiche, esta autopista atraviesa la vía de Trujillo a Huanchaco. El proyecto consiste en la Habilitación Urbana de 10 manzanas proyectadas para 49 viviendas unifamiliares. En la primera parte se desarrolla la realidad problemática, donde observamos que nos hacen falta herramientas que nos permita controlar el desarrollo del proyecto desde su inicio hasta el final. Se justifica el proyecto aplicando la Metodología del Project Management Institute, que ayudará a mejorar la gerencia, administración y dirección del proyecto. Tenemos el objetivo principal y los objetivos secundarios que consiste en desarrollar un Plan de Gestión del Alcance, Tiempo, Costos y Adquisiciones para la Habilitación Urbana El Gran Sol en la provincia de Trujillo. Se desarrolla el marco teórico del presente proyecto que nos ayudara con los conocimientos básicos para la aplicación de la metodología propuesta y las variables de acuerdo a la realidad problemática del proyecto. Por último la metodología a usar será mediante el levantamiento de información en la Habilitación Urbana El Gran Sol y análisis documental Bibliográfico sobre Project Management Institute (PMBOK). Finalmente, el proyecto nos conduce a una optimización del trabajo, sin afectar la rentabilidad del proyecto, el alcance de la obra, cumpliendo con los requisitos de buena Gestión de Proyectos.

The development of the present thesis project consists of the elaboration of a proposal of planning of the scope, time; costs and acquisitions management making use of the PMBOK, for an Urban Habilitation, real estate project located in the province of Trujillo, location with main front towards the Av. Mansiche, and this highway crosses the road from Trujillo to Huanchaco. The project consists of the Urban Habilitation of 10 blocks designed for 49 single-family homes. In the first part develops the problematic reality, where we observe that we lack tools that allow us to control the development of the project from its beginning to the end. The project is justified by applying the Project Management Institute Methodology, which will help improve project management, administration and management. We have the main objective and the secondary objectives of developing a Plan of Management of the Scope, Time, Costs and Acquisitions for Urban Enabling El Gran Sol in the province of Trujillo. It develops the theoretical framework of the present project that will help us with the basic knowledge for the application of the proposed methodology and the variables are developed according to the problematic reality of the project. Finally, the methodology to be used will be through the collection of information in the Urban Enabling El Gran Sol and documentary analysis of the Project Management Institute (PMBOK). Finally, the project leads us to an optimization of the work, without affecting the profitability of the project, the scope of the work, fulfilling the requirements of good Project Management.
